Common questions
How much does PropertyMe cost?
As of 2026-09-13, PropertyMe's core "Manage PM" product runs Basic $149/month, Standard $182/month, Advanced $215/month, incl. GST — each covering up to 100 properties under management (Premier is quoted individually). Payments processing, CRM and agency websites are separate add-ons, each with their own monthly fee. Does PropertyMe have a free tier?
Not as far as we could find at last check — PropertyMe offers a free trial period, but no ongoing free tier. InvestorJoint's first property is free forever, with no credit card required.
Is PropertyMe priced per property or per portfolio?
Per block of up to 100 properties under management, not per individual property — so a portfolio of 40 properties and a portfolio of 100 properties cost the same on a given tier, while property 101 requires a second block. InvestorJoint's property-manager plan is A$60 per month plus A$4 for each property after the first, with no block minimum, which usually works out cheaper for a self-managing individual investor with a handful of properties, and PropertyMe's block pricing usually wins for an agency actually running 80-100 properties per block.
What does PropertyMe's price include that a comparison should account for?
The core Basic plan includes trust accounting and payments processing as PropertyMe describes it on their pricing page — this comparison uses that core plan only. It excludes PropertyMe's separate Payments, Grow CRM and Agency Websites add-ons, since InvestorJoint doesn't have directly equivalent paid add-ons for those; check PropertyMe's own pricing page if any of those apply to your agency.
Why compare PropertyMe pricing to InvestorJoint at all — aren't they for different users?
Mostly, yes — PropertyMe is agency-first (they manage the trust account and run the tenant admin), InvestorJoint is investor-first (you own the properties and want your own portfolio ledger across every entity). Some self-managing landlords and small agencies weigh both directly, which is who this page is for. See our fuller PropertyMe alternative comparison for the feature-by-feature picture, not just price.
